The structural integrity was secured until restoration could begin. The homeowners wanted the house restored but with upgrades, including: zoned heating and cooling controls; air conditioning; audio/data/phone/cable system; exhaust system for bathrooms; modernized kitchen with custom cabinetry, new countertops, wood floors with in-floor heating, and a center work island; a second-floor laundry; and improved lighting throughout the house.

 | | The living room fireplace took on a more elegant rendition of the Arts & Crafts design style with a deeper mantel, supporting columns, custom moldings, and a surround made of hand-made tiles.
